One of the best parts of my job is helping people make an informed decision and making sure that all their needs and wants are taken care.   When client’s are relocating for a job the home buying process if full of unknowns and anxiety.  Will we find a suitable home? will we get a good deal? will our agent be on our side?  what are the good schools and areas?

These common anxieties can be relived quickly by a good real estate agent so let’s have a look at my last relocation and how I served my clients.

January 8, 2013 @ 10:40pm: After extensive research my eventual client emailed me his particulars and decided not to go with the “assigned” agent his relocation company gave him as that is always a crap shoot on who you could potentially be dealing with.

January 9, 2013 @ 7:45am:  Since I was sleeping at the time of when the initial email came in I responded first thing in the morning and explained how things will progress.  I explained that I give priority to my relocation clients and try to make them feel like my only client during their one week paid Sarnia house hunting trip.

January 10, 2013:  I filled out all the necessary paperwork with the relocation company and agreed to all their terms.

January 18, 2013: My client was in town on business so we made it a point to get together in person to go over their needs and wants.  Since we knew the house hunting trip was scheduled for Feb. 2 – 8th  we needed to short list houses to tour by January 30th.  This is when I set them up with MLS Listings sent to their email based on the custom criteria they gave me in the neighbourhoods I felt suited their tastes and budget.

January 18 – 30, 2013:  We gathered all available data on the market and short listed properties that would allow for a quicker close.  I was also told that any gap between when my client was starting his job at the end of February would have to be filled by a hotel stay.  This was not ideal due to the family having a little one.  This is when I put them in touch with an executive rental specialist who will look for a condo for the month gap that might happen due to the typical closing times.  Hotels are not ideal for little ones and this took a lot of stress off that situation!

February 3, 2013:  We viewed 5 – 6 houses in Sarnia that met their criteria.  They liked a couple of the houses but decided to compare to a different area just outside Sarnia with lower taxes.  I would always give my positive and negatives on every house.  Its not my job as your agent to sell you ON a house.  I always say if I can’t talk you out of a house by telling you the negatives then I know its the right house for you!

February 4, 2013:  In the morning we set up a second showing on one of their favourite houses from the day before as well as looked at two more outside Sarnia.   One of the ones outside Sarnia was on par with the one from Sarnia they liked so we broke for Lunch and I let my clients have some space to make a final decision as I went and did an open house for another client.

Later that afternoon which happened to be Superbowl Sunday they had made up their mind and we made our offer during the pregame show of the Superbowl!  We negotiated back and fourth and had an accepted deal by halftime!

February 5, 2013:  With a conditional offer accepted we got to work with arranging financing, sending copies to the lawyers office, relocation company,etc.  I set up my clients to get a home insurance quote, they met with the executive rental specialist to find temporary housing since our closing didn’t match the start date of their work contract, and arranged the home inspection for the next day.

February 6, 2013: Home inspection day. We all arrived at the house bright and early to go through the house and learn as much about it as we could during the inspection.  The inspection passed with flying colours as we picked a solidly built house so it was not a surprise.  We watched the owners complete some warranty work on the house to ensure it would be done before closing which was great.

February 8, 2013:  Financing was approved!!  The waiver of conditions is signed and the new Sarnia residents have a home to move into March 22, 2013!

February 22, 2013: Job starts and they move into their executive fully furnished apartment until closing.  If they did not have an agent fighting for them they would have been stuck in a hotel with a little one and not had a very good first month in Sarnia.  It’s the little details that make all the difference to the relocation process.  I also promised to give them some of my daughters toys and supplies for their short term rental so they can pack lighter.

Every Sarnia relocation process is very similar to the above.  It’s a whirlwind which can work out great when you have the right experts on your side and build trust early.
