In April of 2014, there were 179 homes sold in Sarnia, Ontario. This is an increase of 12 homes, as there were 169 homes sold in April of 2013.
The average list price for homes that sold in April of 2013 was $197,377
The average list price for homes that closed in April of 2014 was $211,294.
The average sale price for homes that sold in April of 2013 was $191,026
The average sale price for homes that sold in April of 2014 was $205,444
An increase of 7.5% from 2013
The Average days on the market for homes that closed in April 2013 was 58 days
The Average days on the market for homes that closed in April 2014 was 52 days
Homes are selling 8.3% faster than they were in 2013.

Conclusion
What a great month. Inventory was flying off the shelf’s as I predicted last month. The built up Buyer demand is going to level off now through the Summer meaning I expect May’s prices to be similar to last years. Don’t get me wrong April as was a great month but it is not sustainable in our market for very long. I personally sold 10 homes in April and even fit in a Disney vacation for my family to make up for being away from home almost every evening and weekend! Now that’s balance!!
