2011 – Looking back on a great year

Now that 2011 is in the books I wanted to look back and reflect on the market and break down the market stats as well as my own.  This will be a yearly ritual so that my clients can get to know how I work and where the deals are happening.

The market was surprisingly healthy despite all the doom and gloom about a recession.  Total sales totaled $328,575,000; a figure that has only been surpassed in 2007 at the height of our real estate bubble and talks of Shell Canada opening a new refinery were on the table.  The overall market statistics were pushed up by high end real estate in 2011; with eight houses selling for more than $900,000 compared to only two in 2010.

New Home Builders

The graph below depicts the number of new home building permits that are started each year. It shows that Sarnia's new home construction is fairly steady year over year and is effected only by the economy. New home builders are mostly building  north of the 402, and Brights Grove. Infill sites in the City are rare and take a lot longer to sell.

Point Edward Real Estate Report

The village of Point Edward is adjacent to Sarnia and is surrounded by water on multiple sides. Point Edward’s population is around 2,000 people; most residents are passionate about their little village outside the big city of Sarnia. Point Edward residents are proud of their beautiful parks and trails and slower pace of life. Point Edward had many Condos and water front rentals available as well that are a short walk to Canatara Park and many beaches along Lake Huron.

From a Point Edward real estate perspective house prices can be a bit more expensive than Sarnia but they come with a lower tax bill due to the proximity and tax base of the Bluewater Bridge and Point Edward Charity Casino. One of the most fulfilling clients I work for are first time home buyers. As a real estate professional I enjoy the challenge of educating my first time buyers on what it takes to buy a house and what the process might look like. The main reason I enjoy it so much as I take great pride in protecting them from the elements so to speak.
