In the typical Sarnia real estate transaction the Listing Brokerage who represents the Seller pay's the buyer's agent out of the total commission payable. This means that the Buyer gets his or hers best interests taken care of for free. Other services that the Buyer gets if they use Ryan as their buying agent are; Negotiating and Writing as many offers as it takes to buy your house, arranging all professionals needed in the deal (home inspectors, lawyers, mortgages, insurance, trades), arranging to set up showings for the Buyer at a time that works for them (This saves you calling the listing agent who has the Sellers best interest in mind to see a house), professional advice on how much to offer based on the comparable properties in the neighbourhood.
The weather is Sarnia is pretty predictable and that means we have different seasons to contend with in life and real estate. The main selling season is always the spring. Spring brings out all the new listings that hibernate over the winter and eager buyers looking to get in for the summer. The next best selling season is the fall market when people come back from summer holidays and start thinking about moving again. Our summer is short so most people want to enjoy the good weather while it lasts which makes summer the 3rd best season. This leaves the cold and blustery winter as the hardest time to sell your home because most buyers are less active and don't like trudging through he snow to go look at houses.
After saying all the above the market never sleeps and there are always homes selling every month of the year. If you have to sell in an off peak time just make sure you hire an agent that knows his or her numbers and can market your property to the right type of buyers!
