Sarnia Condos

Sarnia has a great waterfront that many people outside of are area have no idea about. The Lake Huron sunsets are one on the reasons why new Sarnia condos have been popping up in downtown. Tricar has finished their first two condo towers which sold and leased very well from the beginning. Many of the Tricar units had great wrap around balconies which maximized their exposure of the St Clair River. These new larger open units range from $200k – $600k and are modeled from the many towers Tricar has built in London, Ontario.

There are also a couple of lower priced towers that are older if you are budget conscious and looking to downsize into a Sarnia condo. These Sarnia condos for sale range from $90k – $150k in the Seaway Centre and up to $250k at 10 Derby Lane. The Derby Lane Condos that are for sale now have 2 bedrooms and 1 Bath with views of the water for around the $200k mark. Derby lane is the nicer of the two more economical towers and has a solid management team to take care of the building. Sarnia condos all come with a condo fee which usually goes towards exterior maintenance, common area amenities, elevators, etc (some even include utilities). This fee is on top of your mortgage payment and ranges from $250 – $800 for higher end units. Property taxes are also on top of your condo fees which are assessed the same way as a residential home.

Many investors have bought and rented units in all of the condo towers in Sarnia. These units are a good way to diversify your investment portfolio and strengthen your real estate component. The rates of return are low on a cash flow basis but with a little bit of appreciation mixed in and the ability to pay down your mortgage for you the long term benefits make the investment thesis a strong one.
