We then match your financial situation with your home needs to ensure a perfect match.

Lastly, we dicuss our role throughout the process and what your expectations are so we can meet and exceed them throughout the entire transaction. 

Get Pre-Approved for a Mortgage

The mortgage company you choose is completely up to you, however, if you need us to recommend a few lenders that we have used before and received great service and rates from we are here to help.

Getting pre-approved first allows you to have the peace of mind of knowing you can afford the homes you are looking at. This is a very important part in the home buying and negotiation process. 

Once we get certificate of pre-approval from your lender, we will prepare a list of homes that meet your criteria we discussed in step one and move onto the next step. 

Touring Homes

There are a lot of things to remember while we are out touring houses so we like to book a maximum of 3 hours and 5 houses to view each session.

All the homes you will be touring will be matched as best as possible to your dream home criteria so that it becomes very efficient and productive to find homes that meet your floor plan and appeal.

Being decisive during this stage is a necessity to ensure you get the house that you want. It is very likely that other buyers are looking at the same houses that you are and that is why we will be ready to submit an offer on your dream home the moment you are. 

Submit an Agreement to Purchase

This is the fun part. You have found your dream house and now you want to submit an agreement! We help you every step of the way by advising on the home's worth, clauses to include to protect your best interest, and to negotiate on your behalf to ensure you get the house for the best price available.

All that is left to do is submit it to the sellers' and wait to hear a response. 

Agreement has been Accepted

You are now one step closer to owning your dream home! We will guide you through your coditions by arranging for a home inspector, making sure you get final approval from your bank, as well as any other specific clauses that are unique to your situation. 

Once we take care of all your conditions the deal will be firm and we count down the days until you get your keys. 

Closing Day

This is an exciting but hectic day in the life of the deal. We ensure that your mortgage company prepares all the documents and answer any last minute questions from your lawyer to ensure a smooth closing.

You finally get to sign the last closing documents with your lawyer and they hand over the keys to YOUR new house!
